Miracle Diet, Miracle Cleanse
Hello everyone, I wanted to tell you about a new type of diet that I have recently started. Actually, it is not a diet at all! It is in fact a cleansing on a cellular level. My situation was simple, I am about 45 pounds overweight, my feet hurt to walk on them even a trip to the grocery store was a painful experience, and about six months ago I went to a local health clinic and was diagnosed with borderline Type II Diabetes. I was sure the pain in my feet was tied to the Diabetes but yet tried many other methods to try and cure my feet pain prior to starting the cleanse.
Introduction
Recently I was introduced to a company by a friend of mine that had products that cleansed the body on a cellular level, removing the toxins that reside in the body. He told me how his wife had previously had Migraine Headaches for the past 18 years, she also had Fiber Malaysia for the past 10 years, bad Acid Reflex disease and was 35 pounds overweight. In addition she would have shooting pain in her legs at night. She started the cleanse and now every one of those symptoms are gone. When I asked how long it took to get rid of all those ailments he said "I don't really known we just know that since we started the cleanse she no longer had any of those problems. After starting the cleanse and over the next three months she also lost a total 30 lbs and went from a size 10 to a size 2. Since then she has continued to loose an additional 5 lbs on the maintenance program.
Toxins Cause Fat Retention
It seems that when toxins enter the body the bodies reaction to the toxin is to surround the toxin with a fat cell therefore helping to insulate it from hurting the body. By removing the toxins you are then able to shed the fat cells along with the pounds and they actually come off quickly. They do not claim the the process cures anything, what they say is that the real Miracle is the body itself if you can cleanse it of all the toxins your body has an amazing capability to cure itself.
The Cleanse Is Started
Of course I tried it, it made so much sense I had to. So I purchased the 30 day cleanse and modified it just a little. Ordinarily the 30 day cleanse has four actual cleanse days. I doubled that up by doing two cleanse days in a row four times a month. This is suggested if you are trying to shed weight.
I started with two days of Pre-Cleanse to help avoid and shock to my system. So day three was actually the first day of the cleanse. Before the cleanse I took 14 different measurements in an effort to keep accurate track of my progress and a before picture, front and side profile. If this works, it will be well documented.
Three Days Later
After four days (not counting the Pre-Cleanse days) I had completed my two day cleanse. I weighed myself and took all the measurements and I lost 9 lbs and 9.25 inches of overall body loss. An inch here half inch there it all added up to 9.25 inches. After just four days I am a believer. What really sells you is not what goes into your body but rather what comes out! I don't really want to talk about it but suffice it to say that once you go through this process you will really understand why we need to cleanse.

Platinum Service Pakage has arrived
As you may know already if you received my Christmas card I have changed Brokers. I am now residing at Realteam Real Estate Center. One of the reasons I choose Realteam was the flexibly on how I do my business. I had always thought that Brokers in general put too many restrictions on the Realtors hampering their ability to do business. That has always been the case up to now. With Realteam we are given the ability to run our business as we see fit. Just as long as we don't break any rules!
Since moving to Realteam I have started the transformation to doing business the way I feel it should be done. So effective immediately I have instituted the Platinum Service Package. Part of that package is what I call The Graduated Commission Structure.
With the price of homes increasing I decided to take an a new approach to commissions. Typically whatever commission is decided upon is generally split between the listing and the selling brokerages. If a listing agent were lucky enough to sell as well as list, he would get the entire commission (minus brokerage fees.) I feel that in this day and age Realtors need to work with the sellers not just take advantage of the situation. Because of that we have instituted a commission plan where in some cases would only charge as little as 2% on a sale. This structure is designed to work with the seller as a partner not just a potential sale. Although I cannot go into details in this publication we would be glad to discuss this in detail at your home.
In addition by having Emery Properties list your home you will actually have the benefit of having two licensed Realtors selling your home instead of just one. Under the Graduated Commission Structure this would be a financial benefit to you as well.
In addition I have put in place several additional marketing strategies that are outlined below:

- 800 Number Lead Generator- We attach an 800 number to every listing. This number provides us with a name and phone number for everyone that calls and is placed on all of our advertising!
- Virtual Tour of Your Home- With a click of a button prospective buyers can walk through your home or see the outside grounds. Up to 5 tours per listing, again at no additional cost to you.
- Print Advertising- Fast becoming the least effective way to advertise, even so, we are able to maximize our results with our 800 number strategies.

Market update for 2007
OK -The market is what we would call Sales Challenged. Face it, people are a little concerned about falling prices, too much inventory and the like. With every cloud there is still a silver lining.
This is a great time to buy! Thinking of investing in Real Estate? Do it in a down market. Why buy when the market is hot; you are sure to loose at least a little when it corrects. Buy when the market is down, sellers are willing to entertain any reasonable offer. Builders are dropping prices like crazy just trying to liquidate their inventory.
What about Sellers; well homes are still being sold. Believe it or not there are buyers out there! You simply have to be ahead of the buying curve. What I mean is that everything you do must be done in a way that is geared to making the sale.
Advertising, Technology, Commissions, and of course the Price has to be done with the sale in mind. Gone are the days of just putting your home up for sale at just about any price and having sellers beat down your door. If you want to sell your home it can be done in a relatively short period of time. I have sold homes in 3 days in this market and done so without giving away the farm.
You do need a Realtor that understands the issues and how to deal with them. More on that later. I welcome input from any realtor in any area to join in on this discussion as well as customers that may have questions.-Steve
